Are you a Commercial Manager within Construction seeking your next role? Do you have experience of running projects over £50 million? Are you seeking a salary up to £95,000 plus pension, health care and a project bonus? Can you work in Central London? If so please keep reading....

My client are a large developer who have an in house construction arm and they are looking for a No1 Commercial Manager to run this project from start to finish. It is in pre-con stage at the moment, they own the land and are just going through the design process but should be due to start in the next 3-4 months. So ideally the successful Commercial Manager can get in within the next 2 months and be able to work on the pre-construction, help put together the supply chain and get their feet under the table before the project starts on site.

This client are very different to work for, they have a completely different way about doing things and are in my opinion a breath of fresh air to our market. It's a dress down head office and they encourage their team to challenge them in the way they do things. These are only a couple of things that make them different.

As far as the project it's a large scale new build commercial building valued at around £85 million. It will include some fit out but experience within fit out isn't essential.

Ideally the client is seeking somebody who has worked on large scale new build projects over £50 million in Central London and has a solid work history or would also consider somebody who has been a No2 on a project over £200 million.

After this project is completed this client has a large amount of project pipeline in Zones 1-3 including a super huge commercial project that is due to start in 2020 that will be iconic so if the successful Commercial Manager delivers this project they can go on and take a vital lead in this project.

This Commercial Manager will report into the Commercial Director but will have full autonomy on their project working alongside the Project Director.

Duties will consist of:

  • Provide feasibility cost estimates, provide cost advice of alternative design solutions and offer commercial advice in the development of the design prior to appointment of sub-contractors.
  • Input to and develop the trade package specific procurement strategy and subsequently the production of tender documents, tender assessment and trade contractor appointment.
  • Deliver and/or engage with the delivery of post contract duties including payment, cost reporting and trade contract administration.
  • Work closely with Development Managers and the design team to optimise concept design, specification, performance and commercial position.
  • Engage with and build on existing and new sub-contractors and suppliers.
  • Deliver better buying, supply chain management to deliver an optimised cost & value solution.
  • Fulfil the lead role for closing the procurement of trade packages, including the conclusion of tender adjudication to deliver a fixed price lump sum.
  • Generate, challenge and deliver the principles of Value Management opportunities during design development, tendering and delivery stages of the project.
  • Managing a commercial team on the project
